GAIA restaurant and ‘1 Hotel Mayfair’ announce openings in London

Crosstree Real Estate Partners, the London-based private real estate investment firm, has announced the completion of a series of milestones at One Berkeley Street in London’s Mayfair.

The development includes 60,000 square feet of fully refurbished Grade A office space, 20,000 square feet of restaurant and retail space on Piccadilly, and the 181-room ‘1 Hotel Mayfair’.

GAIA Restaurant and Lotus Cars have signed for 70% of the retail space to make their London debut, while pre-leases have been secured for all offices.

The London debut of GAIA, a Dubai and Monte Carlo tavern concept, will be located on the Dover Street corner of the development. Offering Greek Mediterranean cuisine by chef Izu Ani, the 9,500 square foot multi-level venue will be one of London’s most anticipated restaurant debuts of 2023.

Conceptualized by interior design firm Sagrada, GAIA London is set to become the brand’s international flagship, with elements that symbolize the sun, mountains and sea.

The restaurant will feature an exclusive fish market, with a daily selection of fresh fish and seafood; outdoor seating; an elevated lounge and cocktail bar; a curated wine cellar, as well as the iconic members club, NYX, hidden downstairs.

Lotus Cars will open its first-ever global store at One Berkeley Street, with the brand signing for 5,000 square feet in a flagship location at 73 Piccadilly, located opposite the iconic Ritz Hotel. The series of rentals is complemented by pre-leases of the entire office space to leading international investment advisory firms, B-Flexion Group, Starwood Capital Group and Eastdil Secured.

The signing of GAIA and Lotus Cars leaves only divisible space totaling 5,700 square feet facing Piccadilly as the only available unit. Delivery of units to tenants for fit-up has begun, with Lotus expected to open by the end of the year and GAIA in 2023. Delivery of offices is also underway, with occupancy expected to begin in late 2022.

GAIA, Lotus Cars and offices join 1 Hotels’ European debut with ‘1 Hotel Mayfair’, a mission-driven, sustainability-driven luxury lifestyle hotel to be operated by SH Hotels & Resorts, a subsidiary of a global private investment firm, Starwood Capital Group.

About 20% of the hotel’s 181 rooms will be suites located primarily on the newly constructed eighth and ninth floors with views of Green Park. Featuring a flagship restaurant overseen by Executive Chef Tom Sellers, a signature bar and cafe on the ground floor, a bespoke fitness and wellness centre, as well as meeting and event space, the hotel is expected to open in the first half of 2023.

The quality of the occupants confirms One Berkeley Street’s status as a new landmark in London and a benchmark for sustainable redevelopment.

The development will also reopen a busy road between Berkeley Street and Dover Street with the creation of a new public pedestrian space called ‘Dover Yard’. The paved area will include access to the hotel restaurant and bar, as well as a weather-protected open-air terrace for the restaurant. Crosstree will move its offices to Dover Yard upon completion.
